The Central Bank of Cyprus index for Nicosia stood at 90.28 in Q2 2026 (2010 Q1 = 100), +5.72% on Q2 2025; the flats index was 101.95 and the houses index 83.23 (Central Bank of Cyprus, Q2 2026).10 The index measures price change, not an average price; the full series is on the Cyprus Residential Property Price Index page.
How this is calculated#
Monthly figures are the Nicosia cells of the Department of Lands and Surveys contracts-of-sale PDFs, read unchanged into the market_data collection; they count contract documents deposited, not properties sold. Annual and nine-month totals are the sum of the published monthly figures. Percentage changes are later period / earlier period - 1, rounded to one decimal place. Foreign-buyer figures come from a separate Department table that counts properties, not contract documents, so each measure is shown on its own and the two are never subtracted from or divided by each other; the Department notes that the coding of foreign buyers changed in 2018. The Department re-uploads the current-year file every month, so the latest months can change.
Next official release: October 2026 contracts of sale, expected in the Department of Lands and Surveys re-uploaded 2025–2026 file during November 2026 (date not announced).
