The standard every page is held to#
Cyprus Property Report is published by the Cyprus Property Network, an independent information publisher. This policy applies to every page on the site, in every section: prices, guides, investors, areas, directory and calculators. The network explains how the Cyprus property market, the law and the buying process work; it republishes official statistics with the source named; and it lists licensed professionals from public registers. It is not an estate agent, a developer, a broker or a law firm, and nothing it publishes is advice.
Four rules sit above everything else on this page:
- A figure that cannot be traced to an official publisher does not appear.
- A page that could change what a reader does with money is checked by a person before it is published.
- Anything paid for is labelled where it appears.
- An error is corrected in public, with a date, not quietly edited away.
Where our numbers come from#
Every price, index, count, percentage, fee, rate, threshold and date of a rule change comes from one of the publishers below.
| Publisher | What we take from it |
|---|---|
| Department of Lands and Surveys | Contracts of sale, sales and transfers, transfer values, by district and buyer type |
| Central Bank of Cyprus | Residential Property Price Index, by district and property type |
| Cyprus Statistical Service | Building permits, construction output, population, consumer prices and rents |
| Eurostat | House price index and European comparisons |
| RICS and KPMG Cyprus Property Price Index | Quarterly index and rental yields by district and type |
| Tax Department and the government portal | Rates, thresholds, procedures and official forms |
| CyLaw | The text of statutes and reported case law |
| Real Estate Agents Registration Council, Cyprus Bar Association, ETEK | Licence and registration numbers for directory entries |
The statistics portal of the Department of Lands and Surveys is the first place to check a transaction figure against.1 The Central Bank of Cyprus publishes the price index the prices section follows.2 The Cyprus Statistical Service publishes the permit and construction series.3 Eurostat publishes the house price index used for comparisons with other member states.4
Which sources we refuse#
- Property portals and estate agency websites. Asking prices are not transactions, and listing text, photographs and descriptions are not ours to copy.
- Developer brochures, press releases and marketing material, as a source of any figure.
- Blogs, forums, social media, encyclopaedias and answers produced by software, including our own.
Figures reported by the Cyprus press are used only where the official release is not yet out. They are attributed inside the sentence, they never enter a table, a chart, a calculator or the network's own data, and they are replaced by the official figure once it appears.
How we cite, date and re-check a page#
Each figure names its publisher and the period it covers in the sentence, and each page ends with a Sources block giving the document title, a link to the deepest stable page or file, the publisher and the date we read it. A figure worked out from two official numbers is marked as derived and the arithmetic is shown in one line. A worked example that uses invented inputs is labelled as illustrative.
Every page shows the date it was last reviewed. Data pages are re-checked when the next official release is due; pages about law, tax and costs are re-checked at least twice a year; general guides at least once a year. If a page is out of date and cannot be checked, it is withdrawn rather than left standing.
Independence, sponsorship and paid content#
The network takes no fee tied to a property transaction, from either side, ever. It sells no leads and passes no reader's details to any company. The two email forms on the site, the monthly briefing sign-up and the calculator figures email, store an address so that the network itself can write to you; no one else receives it.
Directory placement is sold as a flat publishing fee for a profile. A fee buys the profile and nothing else. It does not buy a mention in a guide, a place in a data table, a ranking, a favourable description, or the removal of an unfavourable one. Where a paid or gifted item does appear, a labelled note sits above the first heading of the section naming the company and its licence number. Sponsored material never appears inside a data page, a calculator, or a page about law, tax or costs.
The directory shows a firm as verified only when its licence number has been checked against the relevant public register, and the page shows the date of that check. A listing is not a recommendation.
How pages are produced and who reviews them#
A page moves through fixed stages: a brief that sets the topic and the sources, a draft, a fact-check against the source documents, an edit for accuracy and house style, then publication. Nothing skips a stage and nothing approves itself.
A page must be approved by a person, not by the editorial process alone, when it touches any of the following: legal process, contracts and title deeds; tax and VAT; transfer and Land Registry fees; mortgages and lending; residency and permits; any fee, rate, threshold or deadline a reader would act on; any page naming a specific company; and every home page, policy page and quarterly report.
The visible byline is the network's editorial team, with the date of the last review. No named human author is invented. When a licensed reviewer is retained, their name and registration number appear on the pages they review.
Corrections, complaints and the right of reply#
A factual error is corrected as soon as it is confirmed against the source. The corrected page carries a dated correction line under its summary for twelve months, and earlier versions are kept. A page that breaches this policy or the law is taken down rather than corrected in place.
Any person or firm described on the site may ask for an inaccuracy about them to be corrected, and may send a short statement of reply that will be considered for publication alongside the passage. How to send either, and the response times we hold ourselves to, is set out on the corrections page. What happens to the personal data in a message is set out in the privacy policy, and what the site stores in your browser is set out in the cookie notice. The publisher and its funding are described on the about page.
Questions readers ask
Can a company pay to appear in a guide or a data tableWhy does a figure on this site differ from one I read elsewhereDo you use press reports as a sourceWho decides that a page is accurate enough to publishHow often is a page updated
- Can a company pay to appear in a guide or a data table?#
- No. Paid placement exists only in the directory and in labelled sponsored sections, is a flat fee, and is labelled. Editorial pages, data pages and calculators are not for sale.
- Why does a figure on this site differ from one I read elsewhere?#
- Most differences come from asking prices being quoted as if they were sale prices, or from two different periods being compared. Every figure here names its publisher and its period so that you can check which is which.
- Do you use press reports as a source?#
- Only when the official release is not yet published, only with the publication named in the sentence, and never in a table, a chart or a calculator.
- Who decides that a page is accurate enough to publish?#
- Pages are fact-checked against the source documents and edited before publication, and anything covering law, tax, costs, lending or residency is approved by a person as well.
- How often is a page updated?#
- Data pages on the next official release, law and cost pages at least twice a year, guides at least once a year. The last review date is shown on every page.
