EU and non-EU buyers in Larnaca#
The Department's foreign-buyer table counted 187 Larnaca properties with registered contracts to buyers from outside Cyprus in September 2026: 43 to buyers from other EU countries and 144 to buyers from outside the EU (Department of Lands and Surveys, September 2026).9 In September 2025 the figures were 38 EU and 113 non-EU.8
From January to September 2026 the table counted 1,543 Larnaca properties under contract to foreign buyers (420 EU, 1,123 non-EU), against 1,241 (322 EU, 919 non-EU) in the same months of 2025, a change of +24.3% (Department of Lands and Surveys, January to September 2026).89 Non-EU purchases changed by +22.2% and EU purchases by +30.4% over the same months.89

How this is calculated#
Monthly figures are the Larnaca cells of the Department of Lands and Surveys contracts-of-sale PDFs, read unchanged into the network's data store; they count contract documents deposited, not properties sold. Annual and nine-month totals are the sum of the published monthly figures. Percentage changes are later period / earlier period - 1, rounded to one decimal place. Foreign-buyer figures come from a separate Department table that counts properties; each measure is shown on its own and the two are not combined. The 2026 figures are provisional and can change when the Department re-issues its file.7 How the Department's tables are built is explained in how DLS statistics work.
