Nicosia against the all-Cyprus index#

The all-Cyprus index was 109.68 in Q2 2026, +8.51% year on year, so the Nicosia index rose more slowly than the island as a whole over the year.1 Both indices start from 100 in Q1 2010, so the gap between them in Q2 2026 (90.28 against 109.68) shows how far each has moved since then, not a difference in price levels.1

- Two measures, not comparable: "contracts deposited" counts contract documents lodged at the Land Registry; "EU buyers" and "non-EU buyers" count properties under contracts registered to foreign buyers. The DLS publishes no domestic figure, and none is derived here.
A contract of sale is counted when the signed contract is deposited at the district land office. It counts documents, not prices or properties. The full monthly series, with foreign buyers, is on the Nicosia contracts of sale page; the island total is on the Cyprus contracts of sale page.
How this is calculated#
Index levels and year-on-year changes are taken unchanged from the Central Bank of Cyprus Q2 2026 workbook (base 2010 Q1 = 100); the year-on-year figure is the index divided by the index four quarters earlier, minus one, to two decimal places.1 Quarter-on-quarter changes are derived the same way from consecutive quarters and rounded to one decimal place. Contracts of sale are the Department of Lands and Surveys figures for the Nicosia district land office, and quarterly and nine-month totals are the sum of the published monthly figures.2 The Department re-uploads its current-year file every month and the Central Bank can revise earlier quarters, so recent figures can change; this page is refreshed when they do.
Next official release: October 2026 contracts of sale, expected in the Department of Lands and Surveys re-uploaded 2025–2026 file during November 2026 (date not announced); the Q3 2026 index, expected from the Central Bank of Cyprus around December 2026 (date not announced).
