District figures are the published district land office counts (Department of Lands and Surveys via market_data dls_sales_transfers, 2025 and January to September 2026, by district).78 All five districts registered more transfers in January to September 2026 than in the same months of 2025; Famagusta had the largest change and Limassol the smallest.78 The Cyprus contracts of sale page covers the agreement side of the same market.
How this is calculated#
The Department of Lands and Surveys publishes one PDF per year with a page for each district land office and a Pancyprian page. We read the rows "Total Number of Transfers of Sale" (cases) and "Total Declared Amount" into the market_data collection, so the monthly figures above are the published figures, unchanged. The 2026 file is published in Greek and carries the same rows. Annual totals are the sum of the twelve monthly figures; the 2026 figures cover January to September only. Percentage changes are later period / earlier period - 1, rounded to one decimal place.
A mean declared value per transfer can be derived from the two published rows: €4,364,372,143 ÷ 19,304 transfers in 2025 gives about €226,086 per transfer.7 That is an average across every transfer of sale registered, including plots, commercial units and part shares, so it is not a typical dwelling price. The Department does not publish a price per m², and this page does not derive one. Declared amount is the value declared by the parties; the Department also publishes an accepted amount, used for transfer fees, and this page uses the declared amount throughout. Price change is measured separately by the Cyprus Residential Property Price Index.
Next official release: October 2026 figures; the Department of Lands and Surveys does not announce a release date.
